Two refinishing options cover almost every situation. The right choice depends on how much wear is on your floors, whether you want a stain colour change, and your timeline. We assess every floor before recommending either option.
Sanding removes the existing finish and 1/32 to 1/16 inch of surface wood. All scratches, dents, water stains, and discolouration are removed. Custom stain is applied, followed by two or more coats of oil-based or water-based polyurethane. The result looks and feels like a new floor.
A rotary screen lightly scuffs the existing finish surface without removing any wood. A fresh top coat is applied and dried the same day. Floors look bright and refreshed. Cannot change the stain colour or remove deep scratches. The best maintenance option for floors in good overall condition.

A separate edge sander works within 4 inches of the wall where the drum cannot reach. All corners are hand-scraped. Every square foot of floor is sanded to a consistent grit before stain is applied.
Custom stain is applied by hand and wiped to even coverage. Toronto's summer humidity slows oil-based finish drying. We allow full drying time between coats rather than rushing. Water-based finish dries faster in humid conditions and is available on request.
