All LVP is 100 percent waterproof regardless of core type. The core determines how rigid, dent-resistant, and comfortable the floor feels underfoot. Toronto homeowners choose between SPC for durability and WPC for comfort.
The wear layer is the clear protective coating on top of the LVP plank. Thickness is measured in mil. One mil equals one thousandth of an inch. Wear layer thickness determines scratch resistance and how long the floor will look new. Toronto homes with pets need 28 mil minimum.
Suitable for low-traffic areas and rental properties. Not recommended for homes with pets or young children.
Rental and Secondary RoomsOur minimum recommendation for Toronto living areas and kitchens. Handles moderate traffic and occasional pet activity.
Most Toronto HomesRecommended for homes with dogs or cats. Resists claw scratches and dragged furniture better than 20 mil at the same price range.
Pets and High TrafficStandard for retail, office, and high-traffic commercial spaces. Available with manufacturer warranties of 25 years or more.
Commercial SpacesLVP is the only hard flooring option that works in every room of a Toronto home including bathrooms, kitchens, and below-grade basements. No other flooring type, not hardwood, engineered hardwood, or laminate, covers all of these use cases.
LVP is the best hard flooring choice for Toronto bathrooms. Warmer than tile underfoot, fully waterproof, and far easier to install. We seal the perimeter with silicone at all wall edges and around toilet and vanity bases to protect the subfloor beneath.
SPC core LVP handles kitchen spills, dropped objects, and rolling appliances better than WPC. The rigid core resists denting from refrigerator wheels and chair legs. AC4 equivalent wear layer recommended for kitchens in Toronto family homes.
LVP floats over concrete without adhesive and handles the humidity fluctuations and occasional moisture exposure common in Toronto below-grade spaces. SPC core recommended for basements because its rigidity bridges minor concrete imperfections without flexing.
Wide plank LVP in 7 inch to 9 inch formats creates a modern, high-end look at a fraction of hardwood cost. Running the same LVP continuously from living areas through the kitchen and into the bathroom creates a seamless open-plan aesthetic popular in Toronto condos and new builds.
LVP floats over Toronto condo concrete slabs with IIC 50 or higher acoustic underlay. Most Toronto condo boards accept LVP with proper acoustic certification. We handle all condo board documentation and elevator booking before installation day.
40 mil commercial-grade LVP handles retail, office, and hospitality traffic. Installs over commercial concrete slabs without adhesive in most cases. Significantly faster installation than ceramic tile with less disruption to business operations. See our commercial flooring page for full details.
We install LVP from manufacturers with documented wear layer thickness, core density, and warranty terms. We do not install products where specifications are not clearly stated because those specifications cannot be verified after installation.
The original waterproof core LVP. COREtec invented the WPC vinyl plank category. Their SPC and WPC lines are well documented with verified wear layer thickness and lifetime residential warranties on premium lines. Popular in Toronto luxury condos.
Premium LVP with registered embossing that closely matches real wood grain texture. Karndean's Korlok and Van Gogh lines are among the most realistic looking LVP products available. Design-focused choice for Forest Hill and Rosedale homes.
Canadian brand with strong SPC options at mid-range pricing. Good availability across Toronto and GTA distributors with short lead times. Practical choice for larger square footage projects and investment properties.
Widely available SPC product at Home Depot. Good mid-grade option for budget-conscious projects. We install Lifeproof when clients purchase it separately. We advise confirming wear layer documentation as specifications vary by collection.
Strong commercial and residential SPC line with well-documented specifications. Shaw's FloorteP ro series is a reliable choice for high-traffic Toronto homes and commercial spaces with verified 20 mil to 30 mil wear layer options.
We install LVP purchased elsewhere as long as specifications are documented. We charge installation-only rates for client-supplied material. We verify wear layer thickness and core type documentation before committing to installation warranty coverage.
LVP installed incorrectly fails at the seams, flexes underfoot, and allows water under the floor at unsealed perimeters. Installation quality matters as much as product quality.
The price you approve is the price on your invoice. Subfloor levelling, old floor removal, and condo documentation fees are all itemized in the written quote before work begins. The number does not change between approval and completion day.
LVP is waterproof but the subfloor beneath it is not. We seal all wall perimeters with silicone caulk in bathrooms and kitchens to prevent water from reaching the subfloor through the expansion gap. This step is skipped by many Toronto installers and causes subfloor rot within two to three years.
LVP requires a subfloor level within 3mm over 1.8 metres. We check every subfloor with a straightedge before installation begins. High spots are ground down. Low spots are filled with self-levelling compound. A level subfloor is the difference between a floor that lasts 20 years and one that develops hollow spots within months.
Toronto condo boards require IIC 50 or higher acoustic certification, WSIB clearance, and liability insurance before flooring installation begins. We prepare and submit all documentation without the owner having to chase paperwork. Elevator booking and floor protection are arranged on the same call.
Free in-home assessment and written quote across Toronto and the GTA. SPC vs WPC advice included. Same-day response.
