Offices, Retail, Restaurants, Hotels and Lobbies
Most Toronto commercial spaces have concrete subfloors where solid hardwood is not practical. Toronto Quality Wood Flooring installs solid hardwood in commercial spaces with wood subfloors or plywood sleeper systems, and recommends commercial engineered hardwood for concrete slab installations. Evening and weekend scheduling, written project agreements, and same-day WSIB documentation on every job.
Same-day response. Full documentation package provided with quote.
Commercial hardwood pricing is determined by species hardness, space type, square footage, and installation schedule. High-traffic spaces require harder species. After-hours installations carry a modest premium. Every commercial project receives a written itemized quote and project agreement before work begins.

Every commercial space type has different traffic levels, scheduling constraints, and documentation requirements. We have installed hardwood floors in all of the following Toronto commercial environments and understand what each one needs.
Toronto office installations typically happen over a weekend or in phases across occupied floors. White oak and red oak at 1290 to 1360 lbf Janka handle office traffic well. We coordinate with building management for after-hours access, freight elevator booking, and floor protection on all common areas used during material movement.
Retail floors receive the highest foot traffic of any commercial space. Hard maple at 1450 lbf is the standard species recommendation for Toronto retail floors. Installations are scheduled during store closure hours. Pre-finished commercial-grade hardwood reduces curing time and allows faster reopening after installation.
Restaurant and bar floors combine high foot traffic with occasional moisture exposure from spills. Hickory at 1820 lbf is the hardest domestic species and performs best in this environment. Installations are scheduled during restaurant closure days. Surface finish selection is critical. Oil finishes allow spot repair without sanding the whole floor.
Hotel lobby hardwood installations require species selection that balances aesthetics with durability. White oak and walnut in wide plank formats create the premium first impression hotel operators require. Herringbone and chevron pattern installations are available. Phased installation across lobby sections keeps the hotel operational throughout the project.
Toronto condo lobby installations require full property manager documentation before work begins. We provide WSIB clearance, certificate of liability insurance naming the corporation as additional insured, written scope of work, and installation schedule. Evening and weekend scheduling minimizes disruption to residents. IIC acoustic requirements apply to installations adjacent to residential units.
Medical and professional office installations require dustless sanding and low-VOC finish products to maintain air quality standards. We use Bona commercial-grade waterborne finishes that meet indoor air quality requirements. Evening and weekend scheduling eliminates disruption to patient and client appointments.
Janka hardness measures resistance to surface denting and wear. For commercial spaces the Janka rating is the single most important factor in species selection. A species that performs well in a bedroom will show wear within months under retail or restaurant traffic.
Minimum commercial threshold. Right for private offices and low-traffic professional spaces only.
Low Traffic OfficesThe most popular commercial species in Toronto. Handles medium-high traffic while delivering contemporary aesthetics for lobbies, showrooms, and offices.
Offices and LobbiesStandard for retail floors and high-traffic commercial spaces. The hardest widely available domestic species. Resists chair legs, shopping carts, and heavy foot traffic.
Retail and RestaurantsThe hardest domestic hardwood available. Right for extreme traffic environments like busy restaurants, bars, and commercial entranceways with rolling equipment.
Maximum DurabilityToronto property managers, building managers, and general contractors have specific documentation requirements before a flooring contractor can begin work. We provide a complete package with the quote so approval moves quickly.
We have worked with property management companies, general contractors, and building managers across Toronto for over 20 years. The documentation package is prepared before the quote is delivered so your approval process starts immediately.
Request Commercial Documentation PackageMost Toronto businesses cannot close during regular hours for a flooring installation. We offer three scheduling approaches to minimize disruption while meeting your project timeline.
Installation begins after business close and continues through the night. Right for retail stores, restaurants, and offices where daytime operations cannot be interrupted. Daily progress is documented and the space is clean and ready before your next business day opens.
Full installation completed Saturday and Sunday while your business is closed. Most commercial spaces under 1,500 square feet can be fully completed over one weekend. Pre-finished hardwood is walkable within hours of installation, allowing normal Monday opening.
Large commercial spaces are divided into sections. Each section is installed and cured before the next begins. Your business remains partially operational throughout the project. Phased installation is standard for hotels, large retail spaces, and multi-floor office projects. The phase schedule is confirmed in the written project agreement before work begins.
A commercial flooring contractor who misses a schedule, shows up without documentation, or leaves a site unclean creates problems that cost property managers more than the floor itself. We eliminate those problems before they start.
Every commercial project has a written agreement that covers scope, itemized costs, installation schedule, daily start and end times, site protection plan, and documentation requirements. The agreement is signed before any work begins. Changes to scope are documented in writing before additional work proceeds.
We commit to start and finish times in writing and honour them. Commercial properties have tenant obligations, lease agreements, and operating constraints that make schedule failures costly. In 20 years of commercial work in Toronto we have never left a commercial project unfinished or missed an agreed opening date.
WSIB clearance, liability certificate, contractor license, and scope of work are delivered with the quote. Property managers do not wait for documentation after approving the price. The approval and documentation process run in parallel so your project starts on schedule.
Commercial sites receive full floor and wall protection during material movement and installation. Magnetic sweeps after nail-down installation. Debris removed daily. The site is left clean and operational at the end of every shift. For evening and weekend installations the space is ready for business before staff arrive the next morning.
Same-day response. Full documentation package with every quote. Evening and weekend scheduling available across Toronto and the GTA.
