Most Toronto commercial hardwood floors that look worn are candidates for refinishing, not replacement. Refinishing costs $3 to $7 per square foot. New installation costs $10 to $18 per square foot. The right assessment tells you which one you actually need.
Right for commercial floors where the finish is dull and scratched but the wood itself is in good condition. Light abrasion scuffs the existing finish and 1 to 2 coats of commercial waterborne finish are applied. No sanding through to raw wood. Completed in one day. The floor is walkable the next morning before your business opens.
Right for commercial floors with deep scratches, worn-through finish, or stain changes required. The floor is sanded to bare wood with a drum sander and edge sander, stained if required, and finished with 3 coats of commercial-grade waterborne finish. Completed in 2 to 3 days with evening and weekend scheduling available.
Floors with boards sanded too thin from previous refinishing cycles, widespread structural damage, or moisture damage throughout the subfloor require replacement rather than refinishing. We assess honestly and tell you which option applies to your floor. If replacement is needed we quote both our commercial engineered hardwood and commercial hardwood installation services.
Commercial spaces cannot tolerate fine dust settling on merchandise, electronics, or food preparation surfaces. Our dustless sanding system captures over 95 percent of fine particles during sanding. The site is clean and ready for business the morning after the final finish coat cures.
We use Bona commercial-grade waterborne finishes with low volatile organic compound ratings. This matters in occupied commercial buildings where tenants above or adjacent to the refinishing work cannot be exposed to oil-based finish fumes. Low-VOC finishes also cure faster, allowing faster return to service.
Refinishing involves sanding dust and finish fumes that require the space to be vacant. We schedule all commercial refinishing work during evenings, weekends, and closures to eliminate operating time lost. The schedule is confirmed in writing before work begins and honoured without exception.
